"All" you have to do is require that your end buyer speak to your preferred lender so that your preferred lender can determine whether the lender your end buyer wishes to use has title seasoning requirements. If the end buyer's mortgage broker, for example, says he's going to broker the end buyer's loan to Citimortgage, seasoning isn't a problem (yet). If your end buyer's broker says he's going to broker to Wells Fargo Bank, seasoning there is 12 months, so that won't work. Have your preferred lender/broker do the due diligence to determine which lenders don't have new transaction title seasoning requirements. At the moment, it's like looking for a needle in a haystack, but they ARE out there. I listed two already. Bruce Norris has more that, hopefully, he will post.
