This title seasoning requirement is definitely a fly in the ointment.
With such volatile markets, property valuations still on the decline
(and probably continuing for at least an intermediate term), lenders
in such trouble, etc. buy/fix/flip becomes a rather dicey endeavor.
Really need to know your stuff to succeed. I think this market leans
more towards: buy at major discount for as little down as possible...
turn it into a rental... collect rents... hold for the long term (and
I mean LONG term). Need a good loan source that is favorable to investors.
I was planning on doing a foreclosure sale/rehab/flip but I'm backing off
now. Too many random and variable dynamics making prediction very
difficult. Call me chicken.
