Interesting stuff. Do you think a condo in a Mello Roos district is more likely to have more than 1 APN number? The effect maybe being that you own more of the land than the typical shared fraction of the total subdivision? My theory is that it generates more tax revenue if you paid on the shared land plus say a back yard with a different APN number. This would cause uppers units to be worth more not only because most people seem to prefer them, but they would pay less tax for the same sized property. As you have probably guessed this is not an area of real estate I am that familiar with.
