: : Hi Ward

: : What changes would you recomend in your trust documents or certifications if I purchased a property in another state like Arizona, New Mexico, Nevada,or Texas?

: : Can you recomend any experts for me to chat with in these other areas, or are you comfortably up to speed out on out of CA trusts?

: : Look forward to seeing you at SDCIA wed night.

: =================
Arizona is the one place I have found where an entity -LLC or Corp is superior to
a THT. Just take title in the name of a corporation - free tip - title should be
held as "XYZ Corporation" not "XYZ Corporation, a Nevada Corporation" since corporations are tracked on
a state level, not the federal (they are citizens of their incorporating state, legally) and
you now give the inquisitive 50 states to pick from.
: David,

: Most other states don't have onerous changes in dealing with the title holding trust (THT).

: However, Arizona is a problem in that the beneficiaries of a trust have to be listed on the face of the recorded deed that transfers real property into the trust.

: Ouch! There goes your privacy of ownership, one main reason for using the trust vehicle in the first place.

: There's is a handy dandy book authored by Mark Warda titled, LAND TRUSTS FOR PRIVACY & PROFIT, published by Galt Press in 2002 http://www.galtpress.com It lists all the states and their salient differences in the use of the land trust.

: Hope this helps.
