: Hi Ward

: What changes would you recomend in your trust documents or certifications if I purchased a property in another state like Arizona, New Mexico, Nevada,or Texas?

: Can you recomend any experts for me to chat with in these other areas, or are you comfortably up to speed out on out of CA trusts?

: Look forward to seeing you at SDCIA wed night.

David,

Most other states don't have onerous changes in dealing with the title holding trust (THT).

However, Arizona is a problem in that the beneficiaries of a trust have to be listed on the face of the recorded deed that transfers real property into the trust.

Ouch! There goes your privacy of ownership, one main reason for using the trust vehicle in the first place.

There's is a handy dandy book authored by Mark Warda titled, LAND TRUSTS FOR PRIVACY & PROFIT, published by Galt Press in 2002 http://www.galtpress.com It lists all the states and their salient differences in the use of the land trust.

Hope this helps.
