Yeah, nice analogy. Those two scenarios are *totally* equivalent. If I can't sell it on my own, then I'll resort to a realtor, and that will prove that I needed one. If I can sell it on my own, it will prove that I didn't. If I lived in an area where a house sits on the market for 6 months, of course I'd use one. There are ways to make a direct point without being rude. Vic
