Myself, I have little interest in preforeclosure and instead focus on the trustee sale, post-sale, and buying 2nds. But, based on what people who spend more time in this area have to say, I'd caution you not to expect anyone to sign off on a deal, the first time you meet. It seems to take repeated visits. The home owner is trying every avenue he can (and there are lots of solicitations rolling in, from other foreclosure prospectors, short sale mediators, Realtors, bankruptcy attorneys, and even lending organizations.) You have to establish some rapport with the owner as someone who can explain why all those other options aren't going to work. Incidently, some debtors don't mind at all that you have kept the loan in their name, via a subject-to purchase. If you're making the payments on time, it improves THEIR credit rating.
