: Assuming you have enough cash (about 20K), the only way you're going to be able to wheel and deal without good, current credit is approaching owners in default before the foreclosure auction.

: You'd take title subject to the existing financing and reinstate the delinquent liens for about 8K and do about 10K in rehab and give the ex-owner's an advance of about 5K to move.
