deed question on equity buyout with no trust

I just wonder if we do the EPA with the seller who in foreclosure then we have the seller grant the deed to us but we don't want to record it before we can find the new buyer to flip the property to. What if the seller grant another deed to other person at later date than us but it get recorded. What is the effect with our deed that get granted before but not recorded??? The reason we don't want to record right away because don't want to get due on sale. (providing that we don't want to use THT)
