Timing of pre-sale approachIn Reply to: Purchasing pre-foreclosures posted by Jason on September 29, 2003 at 8:48 AM : Ward, : I've been talking many owners face to face, in pre-foreclosure in southern california for the last couple weeks and want to get your opinion on what are the best areas I should concentrate in. : Have you had more success in obtaining deals in lower class neighborhoods compared to middle and upper class neighborhoods. In talking to them recently, the owners in middle to upper class neighborhoods seem more educated and are more likely to sell the property before it is sold at auction. : Am I wasting my time in the nice neighborhoods and should I concentrate my efforts mainly in the poorer neighborhoods. Or should I continue to go to middle class neighborhoods still. : thanks =?=?=?=?=?=?=?=?=?=?= Jason, After all of our postulations and what if's, nothing beats real-live trials. If I were you I'd try those areas that seem to be readier to deal with me now rather than later. In this volatile seller's market most defaulting owners think they're better off dealing with their problem tomorrow rather than today. That's because they perceive that the more they wait the more valuable their property becomes. However, in a buyer's market they don't see any value in waiting and thus are a lot more willing to wheel and deal a much earlier?about 30 days after the recording of the Notice of Default.
