Although I'm focusing on the foreclosure sale, I've been reading posts on the subject-to deals anyway. People that are having success, have been saying you have to get the owner to view you as helping them. "I'm here to suggest how we could stop the bank from taking your house" kind of thing.

When the home owner smells a "vulture" that just wants to buy the house and get them out, they're more likely to say they have a plan-- or are considering bankruptcy, etc. You need to be the solution to their problem. Not a symptom of their problem.
