Refi and HELOC

Hi Ward,
I'd really like to refinance my 3 rental properties and I am going to try and do so. I also want HELOCs on them as a capital source for other real estate ventures. Should I just go for the refi's first and then come back and do HELOCs, or would it be more benficial to do them at the same time? Or do the HELOCS first?
I Don't want to jeopardize my standing or potentials in anyway. How would you approach it?
