Ward, what's your opinion of foreclsoures on vacant land? I see a few of these scattered through my local listings.

There are some benefits to raw lots. They are inexpensive, and don't require evictions or insurance. They wouldn't demand much of one's time... just weed clearance and some trash pickup once in a while.

I've heard land can be slow to sell. But if you get it cheap enough via foreclsoure, maybe it's worth it. I.e. obtain at deep discount, then market it below FMV to get rid of it.

Maybe land has it's own "foreclsoure threshhold" at 60%, or even 50% of FMV? (As opposed to the home purchase at 80%). Do you bother with land at all?
