Yeah, we got a checkbox on our lead sheet for this, too.

I happen to agree with Kristine's comment(s) about title, although I'd like to think that we have the anomolies and solutions more systematized.

Not wanting to tempt fate, I wouldn't go out of my way to draw my title officer's attention to any defects that I discover. However, I sure do want to negotiate hard after I find a problem like a "dead man's deed."

Pretty hard for the heirs to explain. Gotta be careful what you say to them about Grandma, too!
