Again, there is no one final doc. In the case of petition to succession and affidavits, all one needs to do is record a certified copy of the doc.

I suggest being mindful of not using the one probate case you know about to apply to any others.....you might miss a great probate deal if you make assumptions.

: : Mark: there are lots of other docs that may be right one for power to sell in CA: petition to succession, affidavit for property of small value, letters testamentary, a court order, decree of distribution.....there's no one doc that fits all...unfortunately. All of them come from the court and cost the heirs (or someone) filing fees and legal fees.

: : : : I know there are the probate experts here. Need you advice on this.
: : : : I may be in contract with a normal MLS listings probate sales.
: : : : The listing agent told me that the seller is the sole heir of the grandma passed away, so the lawyer said the house doesn't need court approval.
: : : : I never bought a probate house before. Is there anything I should take notice of?
: : : : As of contract, I used the Probate Purchase Agreement of CAR.
: : : : Any insight is helpful.
: : : : Thank you!

: : : Jane M,

: : : Executor drove down from Mukilteo, WA (Seattle area) to settle his mother's estate for a house here in Sacramento county this past weekend. His two other siblings (one in El Grove and the other in Bakersfield) agreed on the price which is was placed on the MLS as of 11/03/09.
: : : The document that was requested for title is Letters Testamentary (Form DE-150). Powers to sell as Rick and Kristine mentioned earlier.

: : : If no one comes out of the woodwork, the transaction should go smooth.

: Kristine,

: And the final doc to close a case file ( I think) is the inventory and appraisal that my step-mother (administrator) received from the court (Contra Costa county) this past August after more than 12 years.
