Have you been tracking foreclosure notices or anything else to figure out when you might start taking action? I've been tracking foreclosure notices up here in the SF Bay area, and haven't noticed much of a change yet. Also, what strategy will you be applying to market and find deals? Mailings to foreclosures seems to be the easiest so far. But, the response rate hasn't been the greatest (I can not tell if this would change once the market falls further). Door knocking didn't work too well either. But this could easily change once the foreclosures pick up, and there are more owners to contact. I don't know because this would be the first downturn I've experienced in my career. What other strategies will you be trying as the market turns here in the next 6 months?
