California Civil Code Section 2898a gives a purchase money deed of trust priority over a properly recorded lien against the purchaser. Let's say I have a $50,000.00 judgement against you from 1999. Then next week you decide and buy a condo in Long Beach. Eventhough the purchase money trust deed will be created and executed seven years after my judgement was entered, executed and recorded, it still has priority over it.
